The Jetsons weren't dreaming. They were early.

Seven months ago I wrote that The Jetsons weren’t dreaming. They were early.

This week they got less early.

Archer Aviation and AEG announced downtown Los Angeles’ first vertiport at L.A. Live — the hub where electric air taxis will land, recharge and take off ahead of the 2028 Games. Ten to twenty minute hops between downtown, the airports and the venues.

Everyone is going to read that as an LA story.

It isn’t.

Florida is further along.

Archer’s South Florida network is not a Miami network. It’s a regional grid: Miami. Fort Lauderdale. Boca Raton. West Palm Beach.

Vertiports planned at MIA, FLL and PBI. Related Ross building one inside its downtown West Palm development. Hard Rock Stadium’s helipad electrified. Apogee in Hobe Sound. Magic City in Little Haiti.

And then there’s the part almost nobody in our industry is talking about.

In April, the Governor signed HB 1093. Effective July 1.

Where federal money isn’t available, FDOT can fund the full project cost of a vertiport — public or private. Vertiports and their charging systems are now qualifying projects for public-private partnerships. Sovereign immunity for operators collocated with public airports through 2036. FDOT is required to write a model siting code and expedite approvals for anyone who adopts it.

Florida also holds one of eight federal eVTOL Integration Pilot Program slots.

Let that sink in.

The state put public capital and a fast-track approval path behind this before the aircraft is even certified.

Here’s what it means for those of us who broker buildings.

The state preempted vertiport design and aviation safety. It did not preempt local zoning on siting. That fight lands in front of city commissions in Boca, Hollywood, Hallandale, Lake Worth Beach — not in Tallahassee.

And the constraint isn’t the airspace. It’s the building. FAA-compatible flight paths. Roof loading. Passenger facilities. Electrical service running as high as 4,000 amps. That last one alone eliminates most of the existing stock in this market.

Parking decks become mobility hubs. Flat roofs become landing rights. Underutilized parcels near the three airports become something they were never underwritten as.

For forty years in South Florida, value tracked proximity to I-95 and the Turnpike.

Ask three questions about your own assets: what the roof carries, what amperage comes into the building, and what’s directly overhead.

Air rights used to mean signage and sightlines.

That definition is about to get a lot more expensive.
