What West Palm Beach's South End boom means for North Dixie Highway in Lake Worth Beach

Drive south on Dixie out of West Palm Beach and there is a point where the new stops and the old starts. That point is the C-51 canal.
It is about to stop mattering.
At 8111 South Dixie Highway, Trader Joe's opened on June 12: 9,404 square feet, the first in West Palm Beach. It anchors The Sound: 358 apartments, 90 of them workforce units, 19,000 square feet of retail, by Woodfield Development and Flagler Realty & Development. Move-ins are happening now.
Directly north of it sits Palm Coast Plaza. 246,753 square feet on 21.3 acres, Winn-Dixie anchored, buildings dating to 1959. Johnstone Capital Partners bought it for $24.8 million and has gone to the city about allowing residential there. Nothing is approved yet. But twenty-one acres on Dixie, one owner, housing on the table, is not a site anyone leaves as a 1959 strip center.
Everyone reads that as a West Palm Beach story.
It isn't.
The C-51 canal is the city line. Cross it and you are in Lake Worth Beach, on North Dixie Highway, a street the city's own code calls its commercial spine, zoned Mixed Use - Dixie Highway: retail, office and higher density housing all permitted.
Here is what it means for those of us who broker buildings.
A grocery anchor, 358 new households and a 21-acre redevelopment candidate all sit a few minutes' walk from Lake Worth Beach's northern edge. Those rooftops eat, shop and get their cars fixed on the nearest commercial street.
Look at the stock on that street. In February the city approved a neighborhood bar at 1230 North Dixie: 1,587 square feet on a 0.14-acre lot. Small lots, small buildings, small operators.
Now the math. Palm Beach County retail vacancy was 4.0% in the second quarter, asking rents $30.14 NNN, up 3.4% year over year, with almost no new small-shop supply coming (Colliers, Q2 2026).
Three questions if you own one of those buildings:
What does your zoning actually allow above the ground floor?
When does your longest lease roll?
What is the gap between your in-place rent and what an operator crossing the canal would pay today?
North Lake Worth Beach spent thirty years being the cheap side of the line.
The line is moving.
